Rental Hunting Season Starts
With the Coming of January 1st, 2012 we know what's coming... the Summer Rental Hunting Season is upon us. Those that find their summer rentals early, get the best weeks and have choice over premium positions like July 4th Weekend and Labor Day Weekend! These are some of the hottest tickets on the calendar for summer vacation rentals at the Jersey Shore.
Finding a summer vacation rental at the Jersey Shore isn't as easy as you may think. One issue is that most Realtors like to keep their rental listings in-house, partially due to the small 10% commissions they receive, it doesn't pay to split those commissions with another agent. Although some homeowners choose to list their rentals with several brokers, there is always miscommunication, irresponsiveness, and genuine Realtor combat that goes on to make the almighty dollar.
Then we have homeowners that may be renting their homes out themselves, this is always good, because the homeowners are usually much more responsive to your needs on a more personal level, unless your in a heavy "Party-Zone" where people don't seem to care too much about others any more... But the more residential areas seem to be much more grateful for your choosing them and tend to show it more so than a realtor or a relators agent.
The best thing that any homeowner could do to get their home advertised is be be on a website for rentals. There are several that are really good. one of the best ways to start is to type into a major search engine, the key words a search may contain - this may be your town or area, then the words rentals or real estate or sales, depending on what precisely you're looking for... The top sites that show may be good for your property. Next, wait a week or two and search again, check some variables as well and see what comes up, the ones that keep coming up high on your searches may be good bets to list with.
Whereas a realtor waits for someone to walk in through their door to rent a property, a website gets hundreds of views because of the mere convenience of searching for rentals at home far exceeds the time and cost expence of driving to Realtors office to find a rental.
Whatever the case, whatever you're going to do... I would recommend doing it fast. I get many late comers emailing me for rentals far too late, long after anything they been hoping to find is long gone. So use the net, call a broker, whatever, but have it done before March 31st or you may find your self settling for something far less than you had hoped for.
